Sandpoint Metal Building Process

What are the steps to installing a metal building on your property in Sandpoint? Here is a run down of what to expect:
- Planning and Design – First we will need to learn about your needs, budget, and the site itself so we know what options will be best. We will then get started on designing the perfect metal building to suit your needs.
- Ordering – Once the building is designed, we will need to get the building ordered from the manufacturer (we have many options and choose the best fit for each job). There will be a lead time for the manufacturer to build and ship the building. Typically the building will take 6-12 weeks to arrive on site.
- Permitting – Do you need a permit for a metal building in Sandpoint? If you are in the city limits of Sandpoint or Bonner’s Ferry the answer is yes, and the process will take longer and have more strict requirements. The city will require stamped building plans (provided by the manufacturer) and stamped foundation engineering (provided by some manufacturers but not all, expect to pay $2,000+ and add a few weeks to your timeline). If you are adding your metal building in Boundary County you will not need permits in most cases. If you are in Bonner County you will need a permit, but just a building site permit, as they do not enforce building codes. We handle the permitting process for all of our jobs, so you don’t have to worry about this part.
- Site Prep – Some site prep will be needed to clear a flat area for your metal building. If the site is relatively flat this will be easier. If you are on a hillside things will be more complicated, but we will work with our excavator and if necessary a geotechnical engineer to come up with a site plan that will work for your building. We can also handle building any access points, roads or driveways leading to the metal building.
- Foundation – Once the site is ready our foundation team will come in to set forms and pour concrete. For most metal building applications, it is best to set the bolts that will hold the steel columns to the concrete at the time of the pour. This makes things easier for the erectors.
- Assembly – Once the foundation is ready, our team of erectors will come in and put up the building. This is a fun process to watch. We will coordinate this team to show up the same day as the building is delivered so they can unload it from the truck and get started. They will then bolt the columns to the foundation, install the girts and purlins, then sheet and trim out the building.
- Finish – This process will differ a lot depending on the use of the building. This can be as simple as installing a garage door and a few electrical outlets, or as complicated as finishing out a barndominium with full kitchen, bathrooms, and other amenities.

When should I start planning my Sandpoint metal building?
Depending on your location, the permitting and engineering process can take anywhere from a week or two to a few months. Then there will be lead time to get the building manufactured. We recommend starting the process 4-6 months before you want construction to begin
Do metal buildings in Bonner & Boundary County require a foundation?
There are multiple ways to erect a metal building. A post frame building will only need concrete under each support post. Customers may decide to come in after the fact and have a slab back-poured after erecting a post frame building, but that slab will be for parking and not structural. A pre-engineered metal building will often have an engineered slab on grade foundation with extra depth in the location of the posts so it can support the weight. Some municipalities, like the city of Bonners Ferry, ID for example, require stamped foundation engineering for the permitting process. In all cases concrete must have enough depth to be below the frost line, otherwise frost heaving will pop the concrete out of the ground slowly over time. Usually a minimum frost depth of 24″ is required.
Can I insulate my metal building?
You absolutely can! Most metal building manufacturers have options for insulation straight from the factory, but it can be insulated after the fact. The design may change a little if you want to leave the option open to insulate later, so make sure to bring it up. The spacing of the girts on a pre engineered metal building, and the posts on a post frame building often don’t allow for traditional batt style insulation. Luckily there are a number of other options.
How much snow load is required for a metal building in Sandpoint?
Most of Bonner and Boundary County will require a 70 pound snow load. We will work with you to make sure the design meets all local building codes for your municipality. Simple things like increasing the roof pitch slightly can be very helpful in making the design work for our weather conditions.
